Imagine renovating an hôtel particulier that has already undergone countless transformations over the centuries, preparing to leave your own mark on the historic property. As you strip away the suspended ceilings, something old yet unmistakably ornate catches your eye overhead. Slowly, it becomes clear that you’ve uncovered fragments of magnificent 17th-century painted beams, hidden from view for generations. “It was one of the greatest surprises of the project,” says French-Iranian architect Fati Fotouhi, who was entrusted with the exciting job of redesigning the residence, known as Hôtel de Transylvanie. “Every surviving section was carefully restored and refreshed,” she adds.

The result is truly fantastical: a blend of history infused with an invigorating touch of whimsy. Paintings of bright red flowers and mythical cherubs meet Baroque design elements, while rich burgundies and greys are paired with shaded gold to create depth and drama. “Uncovering these paintings transformed the project, as they became one of the apartment’s most precious features and a constant reminder of its remarkable history,” adds Fotouhi.

The dialogue between existing structures and modern interventions is what fascinates the designer, who has a penchant for renovating time-honoured properties. “Over the years, this has become the foundation of my work: revealing the soul of a place while adapting it to contemporary living,” she explains. A set of painted doors in the apartment also date back to the 17th century, as does a stone washbasin designed in the form of a wall fountain. “We carefully restored it, allowing it to remain an integral part of the apartment’s story.”

Surrounded by independent art galleries, antiques dealers and quaint fashion boutiques, Hôtel de Transylvanie is located in the heart of one of Paris’s most vibrant creative districts. The owners, according to Fotouhi, are passionate travellers with an enduring curiosity for culture, craftsmanship and art. “The apartment tells the story of the people who live there, layered with memories, discoveries and architectural history,” she says. “I wanted to open up the volumes, play with solids and voids, and allow the rooms to communicate more naturally, while ensuring that each space retained its own identity.”

The room with the most drastic transformation was the kitchen, which was completely reconfigured to create a generous space for sharing meals and entertaining. From custom-designed cabinetry to benches sourced from flea markets, the room exudes warmth and a subtle rustic sensibility. Paris-based designer Dirk Meylaerts created the bespoke dining table, which Fotouhi paired with vintage Superleggera chairs by Gio Ponti. Nomad light fixtures by Modular Lighting Instruments add an industrial touch to the communal area.
